Introducing, Small Bites.

Small Bites is our newest virtual training series delivering relevant and valuable tools on the implementation of small-scale development. Sessions will range from an hour to an hour and a half in length. Led by our diverse faculty, they’ll offer expertise drawn from real-life experiences. These sessions are for people of all skill levels, from small-scale developers and local advocates, to policymakers. An opportunity to ask questions is included at the end of each secession. Main Street Redevelopment & Second Floor Apartments

Converting vacant second floor spaces in existing main street buildings can be exceedingly challenging and expensive.  It often seems that building codes (and sometimes zoning ordinances) conspire to limit cost effective solutions.  We will walk through several strategies to chart more feasible approaches for conversions of these smaller and midsized projects.  We will also cover some high-level approaches municipalities could adopt to further promote these types of infill renovation. 

We will walk through building code challenges that limit effective ways to convert second stories of main street buildings from vacant uses into residential apartments.  This small bites course will walk through specific code provisions of the International Building Code and International Existing Building Code.  We will provide pathways for less painful ways to achieve building code compliance.  

This course will be helpful for small developers looking for strategies to tackle projects like this.  It will also be helpful for Planning or Building Officials looking to encourage development in these main street locations.

Meet our Small Bites presenter

IDA Faculty Presenter Erik Kronberg

IDA Presenter Eric Kronberg is a zoning whisperer. He specializes in examining and demystifying zoning ordinances to find ways to make great projects possible and help others navigate through the zoning swamp. He uses his skills for the force of good as a principal at Kronberg Urbanists + Architects, leading the firm’s pre-development efforts by combining skills in planning, development, architecture, and zoning. Eric leverages this potent cocktail to chart the course of best possibilities for each site’s redevelopment. His work with KUA, the Incremental Development Alliance, the Congress for the New Urbanism, the Georgia Conservancy, and the National Town Builders Association has solidified his stance as an advocate for walkable and bikeable communities.
