The Small Bites Series: Pro formas for Small-Scale Development Champions

Introducing, Small Bites.

Small Bites is our newest virtual training series delivering relevant and valuable tools on the implementation of small-scale development. Sessions will range from an hour to an hour and a half in length. Led by our diverse faculty, they’ll offer expertise drawn from real-life experiences. These sessions are for people of all skill levels, from small-scale developers and local advocates, to policymakers. An opportunity to ask questions is included at the end of each secession. Pro formas for Small-Scale Development Champions

Incremental developers develop buildings and are intimately familiar with pro formas (the term for a project development budget). Knowing the basics of pro formas can make you, as local government staff, elected officials, or community advocates, much more effective development champions. It is also essential for overcoming barriers to the kinds of small-scale development projects your community needs.

In this Small Bites Training Session you will learn:

  • What’s a building program and how can a building do well to maintain itself while doing good for the community

  • How a building makes money (and why that’s essential)

  • How a proforma teaches you how to think about a development project

  • How to read between the lines of someones proforma and see the story its telling

  • What specific information is needed to determine a project’s feasibility from the curb (or your desk)

  • What makes a residential (or any) development so expensive and all the places you can impact that

  • The key threshold used by banks to green light a loan

  • The meaning of magic words and phrases like “equity,” “debt,” “ROI,” “soft & hard costs” and more

  • How knowing the basics of how a pro forma works makes you a more effective advocate

Learn from two Inc Dev faculty members:

Brian Reilly

Brian Reilly has been an economic development director, foundation program leader, and initiated the overhaul of Buffalo’s 50-year old zoning code that today enables many kinds of (formerly illegal) small-scale “missing middle” developments. He coaches cities on accelerating development and is a co-founder of Small Development Counts.

Jenifer Acosta

Jenifer Acosta is a solutions-minded incremental developer known for redeveloping historic buildings and extensive work driving property and downtown revitalization. With a heart for saving underutilized relics, she bridges old and new, building (and over rebuilding) dynamic communities that evoke a strong sense of place. Jenifer also is a real estate broker, restaurant owner, and consultant on housing, recovery & resilience, and working in smaller markets. She founded Acosta Real Estate & Development headquartered in Bay City, MI and has developed over $30 million in historic building renovations and downtown redevelopment.
