Small Bites is our newest virtual training series delivering relevant and valuable tools on the implementation of small-scale development. Sessions will range from an hour to an hour and a half in length. Led by our diverse faculty, they’ll offer expertise drawn from real-life experiences. These sessions are for people of all skill levels, from small-scale developers and local advocates, to policymakers. An opportunity to ask questions is included at the end of each session. Local Zoning Reform: Unpacking How Durham's "Small Lot Code" Reestablished the Starter-Home Market

In 2019, Durham North Carolina passed a novel zoning reform that permits homes on 2000 SH lots, less than 1/3rd the traditional minimum lot size. Houses can be no larger than 1200sf. Builders immediately shifted towards building these smaller, more affordable homes, in greater quantity. Despite Durham being a red hot market, it's one of the only cities in the America to bend the affordability curve and re-start start home markets. We will walk through the code reform, real world development examples, explain how the reform was done, and how you can copy it to your city.
