Scaling Affordable, Urban Homeownership with Frolic Community
Presented by Josh Morrison, COO & Co-founder, Frolic Community
Join us to learn about the Frolic development model: an innovative, community-centered approach to infill housing development that creates new homeownership opportunities for generational renters.
Proven in Seattle and expanding into California, the Frolic model leverages cooperative ownership structures (co-ops) to make homeownership more accessible through significantly reduced down payments. The model's strength lies in its collaborative framework, where developers co-develop properties with homeowners.
This Small Bites session will offer a practical, actionable look at how small-scale developers can leverage the co-op model to break into community-centered infill development.
In this session, attendees will gain insights on:
Co-op economics in action: How cooperative ownership structures work financially, including reduced down payment models that attract working-class buyers while maintaining project viability and ensuring permanent affordability
The developer-homeowner partnership approach: How early engagement with future residents transforms site selection, design, and financing—creating stronger projects with committed buyers from day one
Pathways to your first project: What Frolic's hands-on training program offers, including live project shadowing, financial modeling support, and access to shared infrastructure connecting you to deals and funding
