From Code to Opportunity: How Gridics Turns Zoning into Data

Zoning codes are some of the most consequential documents in any city, and also some of the hardest to read. Gridics was founded to close that gap: to take dense, jurisdiction-specific zoning language and make it transparent, searchable, and actionable, not just for the handful of parcels a planner or analyst has time to review by hand, but for every single parcel in a jurisdiction. That founding idea, that clarity and completeness shouldn't be a luxury, still drives everything we build today.
In this session, we'll walk through the tools and services that bring that idea to life. We'll start with PropZone, our search and discovery platform, which covers every parcel in the country and already includes finished zoning calculations for more than 51 million parcels, with new parcels added every week. We'll show how a user can search for properties and opportunities directly inside PropZone, filter by the criteria that matter to them, and generate a full PropZone report on demand.
From there, we'll go a level deeper into the Gridics patented zoning engine, the system that calibrates zoning rules so they can be applied consistently at scale, producing detailed analysis for individual parcels as well as assemblages, including buildable use capacity. This is the layer that gives our data its depth and accuracy, and it's the main reason municipalities and counties trust Gridics enough to put it under contract.
We'll also show a sample custom report, the kind of tailored output we can build for a specific property, portfolio, or client need, so you can see the range of information the system is capable of surfacing beyond the standard tools.
Finally, we'll turn to what this means for you. We'll highlight how Gridics tools can add value to your own work, walk through an example search workflow, and then open the floor for questions.

ABOUT THE PRESENTER
Max Zabala is an architect and urban planner with two decades of experience, currently Co-Founder / Director of the ZoneIQ product, as well as a board member at Gridics.
As a native of Ecuador, Mr. Zabala is fluent in English and Spanish. Mr. Zabala earned a degree in architecture and engineering technology from Wentworth Institute of Technology in Boston, MA, in 200,1, and later graduated from the Master of Architecture program at the University of Miami in 2007. Mr. Zabala has experience with private and public projects in all phases of architectural and urban planning, including design development through construction administration, combining technical expertise with design flexibility.
During his urban planning career, Mr. Zabala developed ZoneIQ, the world’s first site-specific zoning application. ZoneIQ allows anyone to understand the development capacity for any parcel or assemblage, design new zoning codes, run scenarios, and more.
